Welcome to Rancho Ventura
Large lots, mature trees and plenty of greenery in this family-friendly neighborhood.
This gorgeous Phoenix neighborhood that borders Arcadia boasts homes that date back to the late 1940s. Rancho Ventura is centrally located yet tucked away from the hustle and bustle of the city. Situated between 40th Street and 44th Street from McDowell Road to Thomas Road, Rancho Ventura is a quaint residential destination with less than 100 traditional ranch-style and mid-century homes featuring block construction. It is an ideal community for business commuters and families who wish to be in the heart of the Valley.

A peaceful, quiet and safe community.
Living within walking and/or biking distance to many popular restaurants, trendy bars and cute coffee shops, residents of Rancho Ventura are also in close proximity to locally owned neighborhood hot spots La Grande Orange, Postino Arcadia and Chelsea’s Kitchen. Shopping can be found just a few short miles west at the luxury Biltmore Fashion Park or to the east at high-end Scottsdale Fashion Square, plus there are more than a dozen posh boutiques nearby for adult and children’s apparel, gifts and home décor.
What Not To Expect
New construction or cookie-cutter homes.
While some of the homes in Rancho Ventura have been updated or completely remodeled, the charm of the original floorplans, fixtures and furnishings are a big part of what make this neighborhood so special. Some of the single-story traditional ranch homes feature original wood cabinetry, brick fireplaces, flooring and hardware. Others have been remodeled to reflect a more modern style with an open-concept floorplan, upgraded kitchens and renovated bathrooms.
Active adults and children who enjoy spending time outdoors.
Established in 1946, The Rancho Ventura Neighborhood Association is a volunteer organization dedicated to maintaining and improving the neighborhood, increasing safety, reducing crime through an active Block Watch, assisting neighbors, addressing/resolving issues and encouraging the preservation of this tight-knit community. Run by an elected board of directors, the Rancho Ventura Neighborhood Association sends out newsletters, holds regular meetings and hosts plenty of family-friendly community fundraisers such as an annual fall festival and chili cook-off.
